About Maya
Who you'd actually be working with.
Maya has spent twelve years listing homes within a two-mile radius of Cal Anderson Park — long enough to have sold some of them twice. She moved to a flat listing fee in 2021 after concluding that the work of selling a $600k condo and a $1.4M Craftsman is, in her words, "basically the same week of my life," and that the price difference between them belonged to her clients, not to her.
Her process is unglamorous and effective: an honest pricing conversation backed by hyperlocal comps, a week of preparation with her staging and photography crew, and a launch calendar designed around how Capitol Hill buyers actually shop. Most of her listings go pending in under two weeks.
Outside of work she co-organizes a neighborhood tool library and can usually be found defending her record at the Volunteer Park pétanque court.
From past clients
What working with Maya is like.
Maya told us a number on day one, and that was the number at closing. Our previous agent quoted us 'roughly 5–6% all-in' and couldn't explain what we'd get for it.
She talked us out of a $40k price cut our first weekend on market and was right. Pending in 8 days, over list.
The flat fee felt too good to be true, so I read the listing agreement twice. It's real. Photography, staging advice, negotiation — all of it was included.
Common questions
Questions people ask about Maya.
- Is a flat listing fee really the whole cost?
- Maya's $4,950 covers her side of the transaction: listing, marketing, negotiation, and coordination through closing. Like any sale, you may still choose to offer compensation to a buyer's agent — that amount is separate, negotiable, and entirely your decision under the 2024 NAR settlement rules. Maya will walk you through the trade-offs before you list.
- Does a flat fee mean less service than a percentage agent?
- No. The service scope is published above — MLS listing, professional photography, staging consultation, negotiation, and transaction coordination. The fee model changes how Maya is paid, not what she does. Her average days-on-market and list-to-sale numbers are competitive with percentage-based agents in the same neighborhoods.
- Which neighborhoods does Maya cover?
- Capitol Hill, the Central District, Madison Valley, Leschi, First Hill, and Montlake. For homes outside that area she will say so upfront and can refer you to a colleague who knows the neighborhood better.
- How is Maya listed on Manaky Homes?
- Manaky Homes is a fee-transparency marketplace, not a brokerage. Agents publish their own fees and service scope, and consumers compare them side by side for free. Manaky Homes does not take a cut of the transaction and does not sell placement on agent rankings.
